Contract Administration

 

Following the completion of the Working Drawings phase, you may wish to continue employing our services to ensure that the building is built in accordance with the contractual docmentation.

Our Contract Administration service is designed to ensure that the contractor builds the building as has been developed throughout the design process, whilst also ensuring that extra costs throughout construction are kept to a minimum.

The Contract Administration phase is an important quality control aspect of building a design, and having one of our architects acting as your agent will ensure that the end result is a high quality building.

This service follows a traditional format whereby the contract is a lump sum with no transparency.  Key inspections are made at critical stages and the architectural quality is administered under the framework of a MBA/AIA lump sum contract.  Progress payments are made on the basis of claims made by the builder and the project architect makes payments after authorization.

From our experience is involves less control over the contract as we have with the project management service but if the builder has a very good reputation and complete integrity there may be no need to scrutinize the work and costs as is done with the project management service.  The decision to proceed with CA or PM is usually addressed at the end of the working drawing stage when the type of contract with the builder needs to be specified and the ongoing involvement by the architect during the building process.

Most government projects proceed in this manner.

Contract administration usually costs 1.5% t0 2.5% depending on the scale of the project.  It usually comprises about 20% of the design and documentation fee.  The scale is negotiable based on the level of responsibility and the level of detail and finish required in the building contract.
