Project Management
Following the completion of the Working Drawings phase, you may
wish to continue employing our services to ensure that
the building is built in accordance with the contractual
docmentation.
Our Project Management service is designed to ensure that the
contractor builds the building as has been developed
throughout the design process, whilst also encouraging the builder
to finish the project below budget.
The Project Management phase is an important quality control
aspect of building a design, and having one of our architects
acting as your agent will ensure that the end result is a high
quality building.

Basically we negotiate an upper limit guarantee price for the
project with a builder often sought through a tender process.
Generally it is a lump sum contract with a special condition of
transparency so all invoices can be visible, documented and
monitored by the practice. Ecotect-Architects has devised its own
special conditions to suit this type of contract. Often a
bonus system is engaged to reward the builder for saving money back
from the upper limit guarantee.
From experience with the project management approach over many
years we have found this system delivers better value for money for
the client. There is more control of decisions during the
building process. It tends to improve quality without any
cost penalty.
The key to this process is the standard tender process remaining
setting an upper limit guarantee with transparency provisions being
written into special lump sum contract conditions. This
approach is particularly attractive when non-profit community
groups are involved and financing is very tight.

It usually costs about 3% - 4% of construction costs, plus
bookkeeping fees, to track and comprehensively control a
project. The scale and scope will define the appropriate
fee.
