Property Subdivisions
Ecotect Architects have wide ranging experience in the
development of subdivision development plans. Our personal
experience in the design of high quality residential and mixed-use
spaces with a strong focus on energy and water efficiency has been
a key ingredient in the design of several successful and desirable
residential subdivisions.

The first step is to make sure that the road layouts and
orientation opens up the opportunity for maximized passive solar
design in a subdivision. This means our practice must be
involved before the planners and engineers start detailed work on
the concept. The initial concept layout should be prepared
from the survey drawing prior to the first project meeting.
From thereon prudent coordination of the consultants is the
secret to success. Once the layout is decided and the block
sizes and shape settled to the satisfaction of the practice, the
structure plan can proceed to subdivision approval.
The ecological approach not only looks at the solar design
aspects but the preservation or damage minimization of the natural
ecology of the area, water management, including harvesting of rain
water and recycling grey water to assist the irrigation of the
public open landscaped spaces and street landscape.

- 1999, Advice and design guidelines in association with
CCN, for Stirling Waters, Karrinyup, for Chris Carmen
- 2003, South Beach subdivision, consultant and advisor to
Mike Hulme and the Perron Group, this included production of design
guidelines for houses in this subdivision
- 2004 - 2006, Wise Earth Syndicate in association with
Mike Hulme and the Perron group, 800 block subdivision, design and
project management and design guidelines
- 2007, Old Broome estate (UDIA winner), consultant,
advisor and preparation of design guidelines for the houses.
- 2010 - 2011, Land subdivision concepts for Wise Earth
Syndicate in association with Hulme Developments for a residential
strata subdivision for mixed commercial/tourist zoning.
- 2011, Advisor to Mike Hulme on a scheme for an eco
village subdivision south of Margaret River.
Every project is different and incurs different fees. The
practice will work on a time charge basis at the advisory or early
concept stage and then be able to quote a fixed sum once the scope
of work is ascertained.
The cost is negligible compared to the civil works needed to
develop most land subdivisions. With sustainability being the
